Pour Simon Property Group, les dernières soldes sont finies :

Elle auront durées environ 1 an (juin 2017 - juin 2018) avec une belle décote et parfois un rendement de 5,5%.

Depuis son récent plus bas, le titre s’est adjugé 30%. Plus de décote.

URW, qui est maintenant plus gros que SPG, avec un profil très international, des emplacements "Prime", se transige avec un rendement de 7,2%!

On verra combien de temps dureront les soldes tongue

Plus actionnaire de Simon (coût d’emprunt USD trop élevé) - URW est ma plus grosse ligne.

la surperformance reste impressionnante comparée aux équivalents US (Macerich/Taubman). SPG semble etre plus l’exception que la regle.

Il semble qu’une nouvelle petite correction soit en cours (-7% sur une semaine).

MorningStar affiche un Dividend Yield de 5,12%, et 3 étoiles :-)

Simon Property Group présentera ses résultats Q4 2018 vendredi prochain, le 1er Février à 08h30 (Eastern Time) soit 14h30 heure de Paris. On aura au moins une première idée sur la qualité des résultats pour les autres REITS de centres commerciaux aux USA.

On ne peut pas dire que le marché ait apprécié les résultats (-1,60%).
Peut-être est-ce dû à la guidance 2019 de 12,3 à 12,40 USD pour un FFO à 12,13 USD au titre de 2018.
Je vais regarder avec intérêts les résultats de MACERICH le 4/2 et KLEPIERRE le 6/2.

Oui, David Simon (CEO) l’explique par un petit changement de réglementation en 2019, la présence d’éléments exceptionnels et non-récurrents en 2018 ainsi que la fermeture prévue de plusieurs "department store" en 2019 (perte de loyer + temps nécessaire au redéveloppement des surfaces libérées).

David Simon a écrit :

Moving on to 2019. Our FFO guidance is $12.30 to $12.40 per share. When analyzing our 2019 range in context of our 2018 results, it is important to note the following. We expect the impact from FASB’s ASU 2016-02 the new lease accounting standard to reduce FFO per share by approximately $0.13.

There were some items included in our 2018 FFO per share. They are not expected to recur in 2019, including our gain of $0.10 per share related to the contribution of our investment in the Aeropostale licensing business for an increased ownership interest in ABG.

Higher income related to distributions from an international investments of approximately $0.05 per share. These non-recurring items are approximately $0.15 per share in FFO for 2018 when you then adjust 18 for those factors you get to $11.85 with our new guidance for 2019, we will have approximately 4% to 4.5% growth compared to this adjusted number for 2018.

We expect our 2000 growth rate will be at the high end of our peer group. Also keep in mind when we are looking at our 2019 number, we are expecting lower lease settlement income in 2019 compared to the prior year.

We will have lost rents in 2019 due to closed department store spaces and the downtime related to redevelopment of those spaces. This impact to our NOI this year is temporary, as these investments will yield healthy returns and accelerate our NOI growth in 2020 and 2021.

We expect the impact of rising interest rates and a stronger dollar to affect our results for 2019 compared to 2018 and we also had the loss of our share of the FFO from the German operations of our HBS joint venture, which was sold at the end of 2018 for a gain of $91 million.

Les résultats de Simon Property Group se suivent et se ressemblent.

Results for the Quarter

Net income attributable to common stockholders was $548.5 million, or $1.78 per diluted share, as compared to $620.7 million, or $2.00 per diluted share in 2018. The prior year period includes gains of $135.3 million, or $0.38 per diluted share, primarily related to disposition activity. Adjusting for the prior year gains, net income attributable to common stockholders per diluted share increased 9.9%.

Funds from Operations ("FFO") was $1.082 billion, or $3.04 per diluted share, as compared to $1.026 billion, or $2.87 per diluted share, in the prior year period, an increase of 5.9% per diluted share. Adjusting the prior year for the $11.3 million impact of expensing internal leasing costs due to the recently implemented ASC 842, FFO per diluted share increased 7.0%.

U.S. Malls and Premium Outlets Operating Statistics

    Reported retailer sales per square foot was $660, an increase of 3.1%, for the trailing 12-months ended March 31, 2019.
    Occupancy was 95.1% at March 31, 2019, compared to 94.6% at March 31, 2018.
    Base minimum rent per square foot was $54.34 at March 31, 2019.
    Leasing spread per square foot for the trailing 12-months ended March 31, 2019 was $14.17, an increase of 27.3%.

Development Activity
During the quarter, construction started on a 251,000 square foot upscale outlet located in Bangkok, Thailand, projected to open in February 2020.  Simon owns 50% of this project.

Construction continues on three new international development projects including:

    Queretaro Premium Outlets (Queretaro, Mexico); scheduled to open in May 2019. Simon owns a 50% interest in this project.
    Malaga Designer Outlet (Malaga, Spain); scheduled to open in September 2019. Simon owns a 46% interest in this project.
    West Midland Designer Outlet (Cannock, England); scheduled to open in October 2020. Simon owns a 20% interest in this project.

Construction also continues on other significant redevelopment and expansion projects including The Shops at Riverside (Hackensack, NJ), Southdale Center (Edina (Minneapolis), MN), Northshore Mall (Peabody (Boston), MA), Paju Premium Outlets (Seoul, South Korea) and Gotemba Premium Outlets (Gotemba, Japan).

At quarter-end, redevelopment and expansion projects, including the redevelopment of former department store spaces, were underway at more than 30 properties in the U.S., Canada, Asia and Europe.  Simon’s share of the costs of all new development and redevelopment projects under construction at quarter-end was more than $1.4 billion.
