La stratégie patrimoniale pour y parvenir a été explicitée en filigrane sur ce blog ou les forums, et est décrite en détail dans mon livre. Le montant des encours géré a été donné dans le reporting d’Avril 2011. Le mois de mars 2012 a été bon avec un gain de +1,83% et un portefeuille Patrimoine toujours plus haut (à 132,8). En milieu de mois la performance était même de +2,78% (à 134,1). Depuis le 1er décembre, le portefeuille Patrimoine affiche une performance de près de 7%. Le chiffre ne paraît pas énorme en soit, mais si j’y ajoute mon épargne, en valeur absolue, je n’ai jamais gagné autant d’argent en si peu de temps. C’est que je commence à voir l’effet boule de neige ! Au final, ce mois-ci, si j’inclus ma trésorerie de réserve, j’ai atteint et dépassé la moitié de mon objectif de capital (donc avec presque trois ans d’avance). C’est assez fou comme tout s’est accéléré. En 1997, quand je travaillais au McDonald’s en job d‘été, je gagnais 6,01 € / heure. Et c‘était sans compter les horaires très pénalisants, du style : 12h00-14h00, 16-18h00. Au final, ça faisait six heures de présence payées quatre heures et mon vrai taux horaire était donc plus proche de 4 € / heure (allez, un peu plus si on compte le repas – offert – en avantage en nature). Quand j’ai commencé comme informaticien salarié fin 1999, je gagnais 20,5 k€ brut annuel. Six mois plus tard, j‘étais à 23 k€, puis en 2001 à 27,4 k€. Ensuite, je suis monté jusqu‘à 40 k€ annuel brut en 2005 puis cela s’est mis à plafonné. C’est à partir de mi-2007, quand je suis passé freelance, que mes revenus ont vraiment augmenté. Depuis, je facture mes prestations informatiques en moyenne à 400 € HT / jour (le chiffre est en ligne avec le marché et n’a rien d’extraordinaire en soit). Il est difficile de faire une comparaison directe avec le salariat car la roue peut vite tourner si je ne trouve pas de mission, mais en cinq ans, je n’ai jamais eu une seule journée non facturée (hors “vacances”). Depuis toujours, j’ai épargné (pas jusqu‘à la radinerie, mais avec un taux de dépense très inférieur à mes revenus, mes besoins sont peu couteux hormis mon loyer, le chauffage au fuel et la santé de mon chien !) et me voici aujourd’hui avec une boule de neige qui commence à croître “significativement” d’elle-même. C’est assez grisant puisque j’ai attendu ce moment un certain nombre d’années et ma démarche et mes explications sur les intérêts composés, faisaient sourire quand je les évoquais. Aujourd’hui, je touche environ 535 € de dividendes bruts mensuels (sans compter les livrets, fonds euros qui capitalisent et les +Value latentes de mon portefeuille boursier) : (reporting généré par l’application XlsPortfolio – nouveauté de la v1.14) Cependant, le seuil que je me suis fixé n‘étant pas encore atteint, je continue patiemment, tel un ascète, ma démarche : travail et épargne/investissement. Cet auto satisfecit effectué, revenons à nos moutons ! Les marchés boursiers actions ont continué à bien performer ce mois-ci et mon achat de conviction sur Gagfah a enfin porté ses fruits. Je suis passé de -10% à +35% sur cette ligne à la faveur d’une fin favorable au litige qui opposait la ville de Dresde à Gagfah (une fois de plus, notez que j’ai suivi entièrement le dossier – aussi bien les mauvaises nouvelles que les bonnes ! – sur le forum ; contrairement à d’autres auteurs où les annonces de mouvements sont faits a posteriori avec des performances mirobolantes mais aussi crédibles que les promesses des candidats à la Présidentiel). Il ne reste donc plus que l’incertitude sur le roulement de la dette à lever et Gagfah devrait retrouver une décote plus “normale” pour une foncière cotée de sa taille et avec son portefeuille, ce qui devrait amener le cours vers 9 €. A la faveur de la hausse des foncières cotées, j’ai revendu Unibail-Rodamco pour le utility Enel. Ceci me permet de diversifier un peu plus mon portefeuille d’actions (je n’avais qu’un seul utility, Centrica) et de me débarrasser de cette SIIC, détenue sur un CTO, dont la fiscalité est maintenant pénalisée. Comme cela arrive souvent, Enel a continué à baisser après mon achat et fait donc partie des quelques valeurs en perte latente dans mon portefeuille d’actions (notez que mon PRU sur Enel est “artificiellement” élevé du fais d’une mauvaise anticipation sur les frais de courtage chez Fortuneo – les frais de courtage gratuits ne s’appliquant pas sur la Borsa Italiana) : (reporting généré par l’application XlsPortfolio) Pour le reste, rien d’intéressant, sinon l’anecdotique +Value sur Philip Morris International qui se rapproche du seuil de 100%.
